Well, the bottom line is that it can be frustrating for everyone when trying to manage time, resources, and finding a healthy balance of life.  There's no doubt about it from our end...we are in the 24/7 real estate business.  Of course, buyers who have been prequalified from a bank, know what they are looking for, and have a buyer agency agreement in place will always get priory status with our resources.  When we know you are serious about buying, you can be guaranteed the most efficient communicating system and the highest level of competency in our marketplace.  We take our casual and intermediate stage buyers just as seriously.  The difference is that we know where in the buying process you are, and in turn are able to acclimate you to this market over a longer period of time; effectively managing everyone's time.  Being upfront with the system will undoubtedly provide you with the most service.  We have been in the game for many years.  No bones about it, most Realtor's will question a buyer who wants to look at 12 properties with none of the above criteria met first.  Unfortunately it's the cause of the Realtor "attitude issue." Understanding your agency rights is an incredibly important aspect of buying property ... overlooked by many people.  Buyer agency give you legal representation and will save you a lot of time.  When you call on a listing to get a price, you are you are calling the agent that is representing the Seller. This no way to negotiate a good deal unless you understand how the agency laws affect your rights.  Using one agent you are comfortable with (rather than calling multiple agents off their signs just to get prices), can save you communication inundation.     Buyer representation doesn't cost you anything.  It assures that you are LEGALLY represented AT ALL TIMES in your real estate search.  It's important stuff, and is a MUST!
