Outer Banks Construction projects can be an overwhelming task if you are
not familiar with the process. If you are looking to build an investment
home on the Outer Banks you will feel comfortable having the added
knowledge from your real estate agent before you talk to the builder.
Knowing what you need and how much it SHOULD cost can save big bucks in

I have worked with numerous builders and developers over the years and
have acquired a great deal of knowledge in what exactly is going into a
home, and what it should generally cost. When people ask me "how much
per square foot cost?," I can't help but struggle at such an open ended

complexity of the home, infrastructure costs, the amount of site work
needed, individual town fees/permits, water taps, what level of finish
one expects in there home, type of plan from the

home designer. Building cost can be anywhere between $100-200 per

(homesites), and an idea of what kind of interior finish you are looking
for.

items you will see in a typical building contract. You want to look for
a detailed breakdown in your building contract so you are sure where
your money is going to build your project. Also make sure you have clear
specifications so you know the quality of materials that will go into

Please look at the specification sheet and look through all the
different items you and you builder should know prior to getting hard
pricing on a new construction home. If you were to add or subtract
a few thousand dollars from each budget item you would realize a wildly
changing price as you divided that price by the square footage of a
home. Builders who are confident in throwing out a price, already
have a floor plan and specifications in mind for you. If you want
to pick out your own floor plan and design the interior finishes to suit, you will not be able to get an answer from any builder unless
you have a consultation on the building project.
