beachfrontBeach property along the coast of the OBX is a diversified market, and you should understand why one Outer Banks beach house cost more than another.  Flood zones, erosion, and proximity are just a few factors you must seriously consider before you place a value to an oceanfront beach house.  Just because a property is cheaper, doesn't make it a better value.  Rule of thumb applies: "If it is too good to be true, it's not true." A good investment property will help carry the cost of ownership, but just because an investment has a good cash flow, doesn't mean it's low risk.  When exploring property right on the Outer Banks NC beach, take into account first...erosion.  Be aware that you live on a Barrier island.  If you do a little research on barrier islands, they do one thing....move!  Some move faster than others, and some move in different directions.  Generally, you will find our barrier islands moving West towards inland NC. There are parts along the coast where erosion is high and some Outer Banks oceanfront homes are endangered to storms and frequent nor'easters.  After you consider the best area to look, consider the insurance factors associated with the property.  Property flood zones change from property to property and depending on which flood zone the home is designated, will determine the yearly flood insurance associated with that property.  Where as it could cost $3,000 a year for coverage in one area, could cost $15,000 or even more in another! You will never get the full value picture of a property online.  You can do all the research in the world, but you should have an informative edge by working with a realtor early on.  It's not about finding the cheapest Outer Banks beach house, but the one that makes the most sense at the best value.
