overhead, listing period, and selling price. Although a
great deal of time is involved bringing a property to the
market place, I recognize that a listed property that sells
in a reasonable amount of time should incur a lesser
commission expense. Fair is fair. If I have a
listing for a long period of time because its price does not
reflect buyer interest, then the listing of course requires
more of my time a money, hence a higher commission split
(please keep in mind that my expenses are incurred upfront
and throughout the listing period, & only
