they like, and search for property on the MLS. That property
information shared to the public is held under a
"advertising" classification in which you can search for
active properties on the MLS without obligation. The RETS
(Real Estate Transaction Standard) data feed allows Realtors
to share
 "advertising" properties (active listings), and
"VOW" properties (active, sold, under contract, and pending)
on their websites. Although you find yourself registering on
many sites for this "advertising" service, you are not
usually registering into a Virtual Office website. Today, if
you're lucky, you'll find access to all active, sold,
pending, and under contract property as far back as 5+ years
using a Virtual Office Website (VOW). The best research tool
is access all sales data for that particular real estate
board. You will find limited "closed transactions" data from
Trulia, Zillow, etc. The only entity that holds ALL the MLS
data is the local Board of Realtors. If you are trying to
get the "real feel" for the market you need to analyze
things as a whole, using comprehensive data. Your best
source for all the MLS information will always come from a
local MLS website. Some websites are significantly better
than others. Finding an agent that has the Virtual Office
capabilities on their website is you ideal agent. In order
to have access you will need to register your name, email
(verified), phone number, etc. In addition to this
registration requirement, we do ask for a commitment of
sorts.
